Your chimney crown is probably the reason your ceiling is stained
The crown is the concrete slab at the top of your chimney. When it cracks, water goes everywhere else.
Most chimney leaks in the Houston area trace back to one place: a failed crown.
The crown is the sloped concrete cap covering the top of the chimney structure. It should overhang the brick with a drip edge and slope water away from the flue. Plenty of builder-grade crowns are just a thin mortar wash — and mortar wash cracks within a decade.
Once it cracks, water runs down inside the chimney wall, saturates the brick, freezes, and pushes the faces off the brick. That flaking is called spalling, and it's the expensive stage.
Look for: white efflorescence staining on the exterior brick, brick faces flaking onto the roof, rust on the damper, a musty smell near the firebox, and ceiling stains at the chimney chase.
A crown rebuild is a one- to two-day job. Waiting until the brick spalls turns it into a rebuild-above-the-roofline. Waiting past that turns it into a full teardown.
Get it inspected once a year. Photos, not guesses.
