Stair-step cracks in Houston brick: cosmetic or structural?

Gulf Coast clay moves several inches a year. Here's how to read what your brick veneer is telling you.

Greater Houston sits on expansive clay. It swells when it takes on water in the spring and shrinks when it dries out in August, and the vertical movement across a season can be measured in inches. Your brick veneer is a rigid skin attached to a structure sitting on top of that, so it is the first thing to show you what the soil did.

Cracks follow mortar joints because mortar is the weak link by design, and because a diagonal path through a running bond looks like a staircase. Hence stair-step cracking. The pattern itself is not the diagnosis — the width, the location, the direction it widens and the season-to-season behavior are.

Signals that a crack is cosmetic: hairline width, staying within mortar joints, no displacement in or out of plane between the two sides, no change over a full wet-and-dry cycle, and no corresponding symptoms inside the house. Old, painted-over hairlines that have not moved in a decade fall here too.

Signals that a crack is structural: width beyond about a quarter inch, widening as it rises (or as it descends — direction tells you which end is moving), cracked brick units rather than just joints, one side of the crack sitting proud of the other, cracks at inside corners and at the ends of lintels, and separation between the veneer and the window or door frame.

Then check inside, because masonry cracking rarely happens alone. Doors and windows that stick or will not latch, sloped floors, drywall cracks running diagonally from door corners, and gaps opening between crown molding and ceiling are all part of the same story.

Location is diagnostic. Cracks radiating from window and door corners are classic differential settlement — those openings are the weak points in an otherwise continuous wall. Cracks at building corners often mean one corner has dropped or heaved relative to the rest. Cracks over a garage door frequently mean the steel lintel has rusted; steel expands as it corrodes, jacking the masonry above it, and that is a lintel problem rather than a foundation problem. Vertical cracks near the middle of a long unbroken wall can simply be a missing expansion joint.

The Houston-specific causes worth checking before anyone quotes repair work. Downspouts discharging at a footing corner — the single most common cause we find, and the cheapest to fix. Negative grade so the yard slopes toward the house. Irrigation zones that keep one side of the foundation wet while the other bakes. Large trees within their canopy radius of the foundation, drawing enormous volumes of water out of the clay in summer. Plumbing leaks under a slab, which produce very localized heave. And on the Fort Bend side in particular, the clay is more active still, which is why Sugar Land and Richmond see this more than Cypress does.

Sequence matters more here than anywhere else in masonry. Fix the cause. Let the structure stabilize. Then repair the masonry. Repointing a wall that is still moving is money spent to watch the same crack reopen next spring, and any contractor willing to skip straight to the repair without asking about drainage is selling you a repeat visit.

Documenting movement is easy and worth doing. Photograph the crack with a ruler or a coin in frame, and mark the ends with a pencil and the date. Repeat after the next wet season. If the crack has not grown and the ends have not migrated, you have your answer and you can repair cosmetically with confidence.

The repair itself, once movement is addressed, ranges from matched repointing on hairline work, to cutting out and replacing cracked units and rebuilding a section of veneer, to lintel replacement, to rebuilding a corner. On the chimney specifically, stair-step cracking in the stack is more urgent than on a wall, because a leaning or separated chimney is both a water path and a safety issue.
